Please review our resort policies below to help ensure a smooth and enjoyable stay at River’s Edge Resort. All policies are subject to change without notice.

Booking Notice: River’s Edge Resort accepts reservations only through our official website, by phone, or via Booking.com. We do not authorize GuestReservations.com.

Check-In

Standard Check-In time is 4:00 pm. Prior to your scheduled arrival, you will receive an email with a Rental Agreement to be completed and signed electronically.

Check-Out

Check-Out time is 11:00 am. Please return cabin keys to the Drop Box located by the south office door.

Cancellations, Advance Deposits & Refund Policies

Short Stays (1-7 Nights)

Reservations for stays of one to seven nights may be canceled penalty-free up to seven (7) days prior to arrival time by 4:00 PM. Cancellations made after this time will result in the full reservation being charged with no refunds.

Extended Satys (8 or More Nights)

Reservations for eight (8) or more nights may be canceled without charge up to thirty (30) days prior to arrival by 4:00 PM. Cancellations after this deadline will result in the entire reservation being charged with no refunds.

Holidays, Event Weekends & Multiple Cabin Reservations

Reservations that include multiple cabins, holiday stays, Event Weekends, Hockey Tournaments or Winthrop Special Chamber Events follow a thirty (30) day cancellation policy. Cancellations made within thirty days of arrival are non-refundable.

Advance Deposits

An advance deposit equal to one night’s lodging is required for:

  • Reservations of eight (8) or more nights
  • Multiple cabin bookings
  • Holiday stays
  • Weekend Events – Methow Valley/Winthrop Chamber Events
  • Hockey tournament

Thirty (30) days prior to arrival, the remaining balance is processed and becomes non-refundable. Advance deposits required for reservations booked directly with the resort, by phone, online, or through third-party platforms. All advance deposits are non-refundable.

Guest Count & Early Departures

Riverside cabins along the Chewuch River offer discounted nightly rates based on full occupancy. The registered guest is responsible for providing an accurate guest count. Prior to the cancellations deadline, guests may update their guest count. There are no refunds for reduced guest count at arrival or for early guest departures. Early departures are non-refundable.

Fire Season & Smoke Conditions

Fire season is a natural and recurring part of life in North Central Washington and the Methow Valley. Smoke conditions, air quality, visibility, and regional fire activity can change rapidly and are outside of the resort’s control.

Reservations are non-refundable due to:

  • Smoke or air quality conditions
  • Regional wildfires not directly impacting the resort
  • Fire activity within the Methow Valley or surrounding areas
  • Road advisories or travel concerns unrelated to direct evacuation orders
  • Personal discomfort with smoke conditions or weather-related factors


Refunds or cancellations will be considered if the resort itself is under a mandatory evacuation order issued by local authorities.

Guests are responsible for:

  • Monitoring air quality and fire conditions prior to arrival
  • Determining their personal comfort level with smoke or weather conditions
  • Making informed travel decisions during fire season

As a small, independently owned resort, we are unable to absorb-last minute cancellations related to environmental conditions. Guests concerned about fire season impacts are strongly encouraged to purchase travel insurance.

Winter Travel

Winter travel in the Methow Valley may require advance planning and flexibility. While US-2 (Stevens) and I-90 (Snoqualmie Pass) are generally well maintained by WSDOT. Mountain passes may close at any time due to weather, accidents or avalanche control.

Cancellation policies are not waived due to winter weather or conditions, unless all major access routes to the resort are closed for eight (8) consecutive hours or more.

Seasonal closures may also impact travel. North Cascades Highway (US-20) typically closes mid-November through March each year.

Guests are responsible for:

  • Monitoring weather forecasts and road conditions
  • Checking mountain pass reports prior to travel
  • Carrying appropriate driving equipment
  • Planning alternate routes when necessary

Rates

All Cabins are quoted based on single or double occupancy. Additional person fees apply to all guests three (3) years of age and older. Children under three (3) stay free. Rates are subject to 8.5% Washington State Sales Tax and 3% Occupancy Tax.

  • Guarantee Cabin Fee: We guarantee cabin type, not specific placement. For example, if you reserve a Three-Bedroom Riverside Cabin, you are guaranteed that cabin type but not a specific cabin number. A specific cabin number specific cabin number may be guaranteed for for an additional placement fee of $50 per cabin, charged at the time of booking. This fee is non-refundable.
  • Credit Card Policy: A valid credit card is required to guarantee all reservations. Charges will be processed in accordance with the Cancellation and Advance Deposit Policies. To use multiple cards, please contact the resort directly at 509-996-8000.
  • Minimum Stays: A two-night minimum stay is required on weekends during peak seasons. A three-night minium stay is required for major holidays and Winthrop special event weekends. Availability allows for a one-night stay, an exception may be granted. Please contact the resort directly.

Quiet Hours

To ensure a peaceful and enjoyable stay for all guests, quiet hours are observed from 10:00 PM to 8:00 AM. Excessive noise, loud music, or disruptive behavior during quiet hours is not permitted. Guests are responsible for the conduct of all members of their party and visitors. Repeated noise complaints or violations may result in additional charges or early termination of the reservation without refund.

River Safety

River’s Edge Resort is located along the Chewuch River, which is a natural, fast-moving river with changing conditions througout the year. Guests are responsible for their own safety and the safety of children at all times. Children must be supervised near the river, decks and riverbanks.

Swimming, wading or river activities are undertaken at your own risk. River conditions, water temperature and currents can change rapidly due to weather, snowmelt or seasonal flows. The resorts assumes no responsiblity for accidents, injuries or loss related to river use.

No Smoking Policy

Smoking

Our property is 100% non-smoking, except in designated areas where tobacco smoking is permitted.

Smoking is not allowed inside cabins, on decks or front porches. This includes cigerettes, cigars, pipes,vaping and e-cigarettes.

If evidence of smoking is discovered in or around a cabin, an automatic $250 cleaning and damage fee will be charged to the card on file.

Open Flames

For the safety of our guests and property, open flames are strictly prohibited on resort grounds.

This includes, but is not limited to:

  • Candles
  • Incense
  • Fireworks
  • Turkey Fryers
  • Barbecues or grills

A $250 fee will be charged to the card on file if this policy is violated.

Pet Policy

Our property cannot accommodate pets.

Discovery of pets anywhere on resort property, including inside cabins or on decks, will result in an automatic $250 fee charged to the card on file. Please inform any visitors or guests joining you at your cabin of the No Pet Policy to avoid unnecessary charges.

Lost & Found

Items left behind will be held for up to two (2) weeks.

After this period, unclaimed items will be donated or disposed of. Upon request, we are happy to ship lost items to guests for a $20 handling & shipping fee. Additional charges may apply for oversized or heavy items.

River’s Edge Resort is not responsible for lost, stole or unclaimed personal properties.
